Bonus Potential The Property Care Specialist II provides light maintenance and service to all our property locations.
This position requires a strong background in performing maintenance including electrical, HVAC, plumbing, and grounds maintenance and an eagerness to learn and work independently.
Job Description ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
Complete a wide variety of service requirements, initiated by Field Operations Team and/or Customers that also includes preventative maintenance to:
Roofs:
Check for any holes in roofing; Look for possible leak spots; Look for any lifting of any shingles or damage to roof trim Gutters:
Ensure that gutters are free of debris; Check trees inside property and along fence line for dead limbs or limbs that need trimming Sprinkler Systems:
Turn system on and check all heads for clogging and make sure they are in the proper direction; Replace filter; Check for missing sprinkler heads; Check that system is running correctly Facility Lights:
Check that all lights are coming on as scheduled; Check that light timers are set correctly; Do any lights need to be repaired or replaced; Check all exit and emergency lights Fencing/Gates:
Check that all keypads are working properly; Check that gate is operating properly; Grease gate if needed; Check perimeter fencing to ensure no repairs are needed Air conditioners:
Check A/C Filter each month and replace it if needed, ensure to write the date on the filter and on the outside of the unit; Check outdoor condenser unit and remove all leaves, grass clippings and other debris from the sides and the top of the cabinet; Cut back shrubs and other vegetation as needed to maintain a minimum of 3 feet of clearance on all sides of the unit; Make sure the drain lines are clear, clean out any water I the pan and ensure it is working properly; Put bleach/vinegar or tablets in lines; Check thermostat is working properly and check for proper temperature settings; Make sure there is no low battery indication on the thermostat; Thermostats for our temperature control buildings should be set to 79 degrees Complete Field Operations service repairs as necessary including but not limited to:
Light switches, ballasts, and timers HVAC units, replacing filters in climate control buildings Maintaining CCTV cameras and gate functions Roll up doors (cleaning, oiling, replacing latches and springs) Inspecting grounds regularly for trash inside and outside gated facilities, identifying property damage and other violations Performing weed control (spraying), lawncare as needed (between vendor visits) Gate trouble shooting and doing minor repairs/fixes onsite Ensure maintenance logs are continuously maintained Submit project scope and costs for approval Manage projects within approved budget Submit all receipts/invoices, on time, monthly PHYSICAL DEMANDS:
While performing the duties of this job, the employee is regularly required to communicate and converse with employees, move/traverse, kneel, bend, and reach with hands and arms for extended periods of time.
The worker may be required to operate in close quarters, crawl spaces, small rooms, and narrow aisles and passageways To effectively perform the essential functions of this role, the employee will be required to meet the physical demands of this position, take notes, record resources, carry the necessary equipment; and other physical duties as directed by the supervisor and/or the Manager This position requires the ability to stand and lift boxes, tools, and other materials as needed of up to 50 pounds, and possess the visual acuity required to accurately observe and describe maintenance related issues.
This position also requires standing for long periods of time (approximately 3-8 hours daily) WORKING CONDITIONS:

While performing the duties of this job, the employee frequently works in outside weather conditions.
The employee may be exposed to extreme cold and extreme heat, as well as possible wind, rain, snow, hail, etc.
The noise level in the work environment is usually moderate.
Work environment involves some exposure to hazards or physical risks, such as chemicals, animals, insects, poisonous plants, construction, heavy machinery, and noisy environments, driving and working in adverse weather conditions.
These require following basic safety precautions.
Personal protective equipment (PPE) needed to mitigate or eliminate these hazards will be provided to all employees All employees will be trained on the appropriate use of such PPE Qualifications QUALIFICATIONS/ EXPERIENCE/ KNOWLEDGE:
General maintenance and repair abilities Must possess a clean driving record as local travel is a key component of the job (approximately 10-20 miles per day) so reliable transportation is required Ability to work independently Self-starter attitude and strong work ethic Attention to detail Effective communication skills Must be able to pass a drug screen and background check CERTIFICATES, LICENSES, REGISTRATIONS:
