Project Manager - Arbor ConstructionThis position will provide leadership for the office and onsite construction team as well as support personnel to achieve an on time and on budget project, which will result in satisfied clients, as well as a satisfied construction team.
Additional responsibilities include but are not limited to the following:
Provides pre-development input of construction techniques, methods, strategies, and job costParticipates in preparation and negotiation of budgets and work timetables for assigned area(s) of the project; reviews cost estimates and oversight for value engineeringResponsible for managing project/s including quality control, budget, schedule and owner satisfactionResponsible for project buyout including review of sub bids, writing complete and detailed subcontract scopes, and verification of subcontractor abilities to perform on the projectAssists estimating department with providing qualified trades for the biddingResponsible for project scheduling, including development with the Project Executive and Superintendent, entry of the initial schedule into the computer, weekly updates and monitoring of the schedule including updating schedule to Owner on a continual basisResponsible for the project budget including monthly forecast of costs to complete and review and signoff of all costs to dateProvides documentation and directs Contract Administrator in compiling subcontracts and purchase ordersOversees subcontractor submittals to construction and development departmentsResponsible for interface and creating a positive atmosphere with architects and subcontractorsResponsible for oversight of field activities for project including schedule maintenance, quality control and budget adherenceResponsible for review of all submittal dataResponsible for all documentation including ensuring distribution of the project including subcontracts, RFI's, Change-orders, Meeting Minutes, Submittals, ASI's, PR's COR's, Pay applications, Delay claims, notices, site logistic plans, impact reports, schedule updates, Insurance requirements, Release of liens, etcResponsible for closeout of the project including punch-list signoff, collection and verification of all warranties, operating and maintenance manuals, collection of final payment, final settlement with all subcontractorsInstructs and supervises subcontractors and vendors and activities for assigned project area.
Resolves subcontractor disputes and monitors quality of workmanship and materials on projectInterprets and explains contracts and technical information to workers and other professionalsAssist with business development and participate in job interviewsDirectly supervises the activities of the SuperintendentsPerform additional assignments per supervisor's directionEducation &
Experience:
Bachelor's Degree in Construction Management, Engineering, Architecture or equivalent project experience7 - 10 years project management, construction administration, and/or project delivery experience.
Multi-Family construction preferredAble to follow Company safety protocols and safe work practicesExcellent oral and written communication skills to deliver information across all levels of the organization, some of which may be technical or sensitive in natureEffective resource and project planning, decision making, results delivery, team building, and the ability to stay current with relevant technology and innovationAbility to perform in fast paced, adaptive and high-pressure situationsDemonstrated experience reviewing, analyzing, and making recommendations on policies and proceduresWorking knowledge of Microsoft Office SuiteMust be able to work a flexible schedule, including nights and weekendsAbout the Company:

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
